This might look bleak but it is just the thing the ranch needs. I have only been at the ranch for 3 years and the roads are in the worse shape ever. The happenings this evening is going to cause a change in the way the ranch operates. The board last year had a plan and was voted out with the "new board" voted in. All of the owners have to see using the current road plan is not working and a change is needed. What has to happen now is to stop all of the spending by the board (or what is left of them) and wait until the homeowners meeting. We all want the roads to improve because we all want to get to our properties it always comes down to the "how to" which causes the problems. I will not accept the outlook the roads were cheap to start with and we all just need to move to get better roads.

Good thoughts Jim and you've always had an unbiased and good perspective.

I honestly think a property management company is the way to go. Take the personalities out of it and let someone else do what they do best. They already have a stable of contractors they work with....which absolutely does not prohibit our current contractor from bidding on the job. I was looking at them online last night. This is a nationwide company and I'm not sure that they would be interested in our little association, but I think we have around 56 members...maybe it's less, honestly can't remember. There are some local companies as well in Trinidad and Pueblo, I remember because we called them. They gave us a price tag of around $4k if I remember correctly, but if you break it down by lot it's really not that much and if they get discounted rates due to volume, we'd all recoup that easily. And if the work the contractor performed wasn't satisfactory....the property management company deals with them.

I don't know, that just seems to be a viable solution that should be explored.

Thanks for you input. Now all we need is to get to this position. I'm going to send an email out putting whoever is left to not spend any more money and then we need to get all of the homeowners to vote for a new borad in July. The only task for the new board will to turn over the management of the roads to a company. Even if the cost of the company is 4K we would not have lost all the money we did in the last 365 days (about 55K)

Another thought,

Being that the funds from the fire will help to imrove the roads and, hopefully, maintain them in the future....I would be all for an incrrease in dues to 4-$500 a year to ofset the costs of a properety management group and keep the HOA "in the money".

This can only be accomplished via a majority vote from the property owners.....I think the idea could be sold fairly easily if it was presented in the right context.
